The Brewster Place Leadership Team recognized the need to revitalize a once-prominent apartment building that had become outdated and disconnected from the high-end community that had developed around it. This building, central to the Brewster community, had remained virtually unchanged since its construction in 1968, stuck in a 1960s time capsule. While the surrounding neighborhood evolved into a thriving, upscale area, this five-story concrete structure lagged behind, no longer meeting the expectations or demands of the community. To restore the building to its former glory as a premier residential option, RDG was selected to lead a comprehensive renovation and repositioning project.
RDG worked closely with engineering consultants and contractors to analyze the existing building systems to ensure functionality and structural integrity. This process was beneficial in developing a long-range capital improvement plan to be executed by the management team. Repositioning scenarios and construction and development cost models were developed to prepare several operational and financial models for board consideration.

The exterior entry canopy leads you to a focal point of a reception area for easy engagement and way-finding. Greeted by a mix of pattern, texture, natural materials and warm & cool tones, this area sets the tone for the rest of the 1st floor renovated spaces. The reception area is open to both the fireplace and piano lounge areas where you see a continuation of the natural like materials, various textures and rich, warm tones throughout.

outdoor dining and lounging next to the fireplace in our courtyard.
Dining Before | After
Offering a casual, intimate setting with eclectic geometric lighting, comfortable seating, and decorative screens to provide some privacy from the corridor but also allows residents to get a glimpse into the dining area as they pass by.
To further develop the social atmosphere of the Redwood Building, the planning and design included a complete renovation of the main kitchen and adjacent dining room to enhance the resident experience. The dining room includes various seating options to support resident choice and engagement. This area was transformed from an “eat to live” space to a “live to eat” environment, focusing on the culinary experience. This first-floor renovation of the common area amenities also focuses on promoting social interaction, life-long learning and skills development in the game room, lounge spaces, and arts and crafts studio. The arts and crafts studio was relocated from a remote and under-utilized location to a more visible and prominent position near the front door of the Redwood Building. This strategic relocation will elevate access to this important, life-enriching activity for residents across the community.

Through the strategic development of a new sixth floor with penthouse apartments, the enhanced entrance fee model will become a catalyst for improving the resident experience. Existing apartments on the first and fifth floors were renovated and “right sized” to meet current and future market expectations for amenities, finishes, ensuite bathrooms and open floor plans.
