The Caton-Merchant community in Manassas stands today as a testament to what is possible when owners, operators, architects, and designers unite around a single mission: enriching the lives of residents and families. Guided by MCAP, designed in partnership with db3, operated by Commonwealth Senior Living, and reimagined through interior design and FF&E by tommie Design, the repositioning modernized the building and created spaces that better support connection, care, and quality of life for residents and their families.
The building’s presence along one of Manassas’ busiest corners was completely renewed – residents now take pride in welcoming friends and family to a community that reflects the beauty of the town itself. And by converting an underutilized assisted living wing into memory care, the project not only expanded services, but ensured that Manassas families can find the support they need close to home.

This renovation focused on transforming the space into a brighter, more service-rich community that better supports residents and families. Across seven construction phases, the project improved daily livability, upgraded finishes, and reimagined the exterior, all while keeping the community open and residents safely at home.
The temperate California climate also encourages an indoor/outdoor lifestyle, inspiring our members to enjoy
outdoor dining and lounging next to the fireplace in our courtyard.
Dining Before | After


Community integration centered on connecting residents to Manassas and each other. The dining room was intentionally relocated and re-scaled to bring in more natural light and views of Annaburg Manor, turning mealtimes into moments of dignity and connection rather than routine. Assisted living spaces were elevated with new dining, bistro, and amenity areas as well.
Designed to offer each member an elevated and engaged life, including the Elegant Palmer Library and Lobby.
Residence Before | After


The design draws inspiration from Manassas itself, particularly the historic Annaburg Manor, to create a sense of place rooted in community pride. Warm, residential finishes and hospitality-inspired details replaced institutional elements, giving residents spaces that feel both timeless and fresh. Natural light, layered textures, and thoughtfully curated artwork connect daily life inside the community to the history and character of Manassas.
