Eastmont LIVING Expansion and Repositioning

Eastmont Living, a Transforming Age community, was once the top choice for Life Plan Communities in Lincoln, but rising competition, an aging campus, and limited amenities led to soaring vacancy rates. To revitalize the property and reclaim its market position, a master plan became essential.

Reception Before | After

The design team tackled the challenge by creating a master plan to reorganize the campus. The entry was repositioned to the site’s center with a new porte-cochère, enhancing the arrival experience. The existing community room was transformed into an activity hub, featuring a reception area, living room, library, and mail center. A spacious corridor now connects the three existing towers, and a new four-story L-shaped building was added, housing 50 large apartments, each with its own balcony.

The temperate California climate also encourages an indoor/outdoor lifestyle, inspiring our members to enjoy
outdoor dining and lounging next to the fireplace in our courtyard.

Dining Before | After

Community spaces were strategically located along the main corridor to encourage resident interaction, featuring a bistro, fitness classes, pool, and performing arts center. New buildings enclose sheltered courtyards, each with its own character, including a sculpture garden, dining patio, and a large south-facing courtyard with a fire pit, gazebo, and resident gardens. A rooftop terrace and sky lounge were also added atop the Springfield tower.

Designed to offer each member an elevated and engaged life, including the Elegant Palmer Library and Lobby.

Multi-Purpose Room Before | After

The second floor of the Springfield tower was converted into a licensed memory care floor, and the top floor, formerly dedicated to skilled nursing, became expansive penthouse apartments with distant views across the plains.

The revitalization generated excitement among residents and the greater Lincoln community. Occupancy stabilized, reaching 100% for new residences, and legacy apartments saw occupancy rise from 69% to 86%, the highest rate since 2005. Today, residents enjoy the new amenities, with many lifting a beer in the sports bistro, embodying the Cornhusker spirit.
