The Falls at Cordingly Dam

This project modernized a 25-year-old community staple, maximizing stunning water views, creating a wide variety of open-concept spaces and adding sought-after amenities.

Central to this project was creating collaborative spaces where residents can engage with each other, associates, loved ones and visitors. By removing walls and adding open-concept spaces, residents feel more connected with one another and are compelled to participate in programs. For example, movie nights that used to get two people, now are jam packed and sell-out.

Completely transforming a decades-old assisted living and memory care community that’s occupied with residents and has many walls and tight space constraints is no easy task. As the community is closely bordered on one side by the Charles River and surrounded by commercial and retail buildings, the team was challenged with having to strictly maximize the existing footprint without any opportunity to add additional square footage.

Despite these constraints, the team completely reimagined the existing space, creating more places where residents and families can enjoy stunning views of the Charles River. Also, creating a variety of open-concept common areas and modern apartments where residents can better nurture their passions and their connections with others.

Common Room Before | After

Our goal for this project was to bring the outdoors in, incorporating as much as light as possible, and deploying a more modern, transitional design. Spaces feature large, floor-to-ceiling with pops of vibrant blues and greens complementing neutral colors and traditional New England touches.

The temperate California climate also encourages an indoor/outdoor lifestyle, inspiring our members to enjoy
outdoor dining and lounging next to the fireplace in our courtyard.

Recreation Room Before | After

Although the community maintains many close relationships with the community, having additional spaces makes it possible to offer more. Residents are also able to more easily access the walking trails around our community as well as walk to Starbuck’s and other local retail shops and restaurants.

Designed to offer each member an elevated and engaged life, including the Elegant Palmer Library and Lobby.

Features include a new Porte-cochere entrance, reception area, bistro with bar, fireplace and televisions, dining room with demonstration kitchen, medical suite and recreation room. Also, expanded outdoor patio with kitchen and fireplace, private family room with kitchen and dining and hair salon.
