LELAND HOUSE

Leland House, located in the heart of Waltham, Massachusetts, represents the preservation and transformation that is possible when local, state, and federal partners share a vision to create high-quality, service-enriched housing for seniors. Once the site of Leland Home — a rest home that provided care to Waltham seniors for more than 120 years — the new Leland House project illustrates how a valuable community asset can be re-envisioned  to honor its original mission while better serving the community. Leland House has 68 modern apartments — nearly twice the capacity of the original Leland Home — while adding a vibrant and welcoming ground-floor “village center” to encourage community building among residents and others.

All Leland House apartments are affordable to seniors aged 62+ with incomes up to 60% AMI. Each incorporates the highest standards of universal design, adaptability, resiliency, and sustainability. Universal design elements, especially in bathrooms and kitchens, enable residents to remain at Leland House as their physical abilities change. The village center — not a typical component of income-restricted senior housing — consists of flexible spaces for program and service delivery (e.g., health and wellness supports) as well as casual resident connection, reducing the social isolation that poses health risks.

This project is an excellent example of community-informed design. The project team worked with neighbors to optimize the site plan, resulting in an off-street drop off zone, 51 parking spaces, and ample green space (e.g., adding around 30 trees to the site). Throughout Leland House, residents can find architectural elements from the original Leland Home, including a door, fireplace mantles, and a window incorporated into the interiors. They can also find over 150 books, photos of former Leland Home residents, a gong, wooden chest, mirrors and a restored oil painting of Hannah C. Leland, whose vision for the site lives on with the new Leland House.

Leland House is a highly efficient and sustainable building certified to Passive House standards, which brings improved health, economic, and environmental benefits to our residents while addressing the important objective of reducing 2Life’s carbon footprint. The all-electric building also includes a solar array, scheduled to be installed this fall.
