Recognizing the need for more quality memory care in the greater Boston area, Atria Senior Living made the bold move to increase the number of Life Guidance Apartments in its Maplewood Place facility in Malden, Massachusetts, located six miles outside of Boston. As the plan developed, the scope increased to include a full renovation of the entire senior living facility, including all residences, amenity spaces, dining rooms, commercial kitchen, and administrative offices. The renovations included extensive MEP upgrades, including a new 100-ton chiller, a generator with a transfer switch, and electrical feeds and panels throughout. Further, a secure outdoor space, the Wander Garden, was developed for memory care residents.

A former school constructed in 1905, it had masonry walls throughout and lacked the usual convenience chases built into today’s buildings to allow for the distribution of MEPs. The design team worked with the contractor to provide creative solutions allowing for effective distribution while preserving the historical aesthetics.
