Originally built in 1967, Orlando Health’s Health Central Park was an old building buried behind a huge parking lot and filled with dark spaces and semi-private rooms that had been decommissioned. It desperately needed repositioning to make it relevant to the needs and expectations of the current and future generations of clients. In close collaboration with the client and consultant team, LB/A integrated a new 110-bed wing for short-term Skilled Nursing, high acuity and Memory Care residents, bringing the total number of beds back to 228.

Challenges: Outdated building with outdated rooms and amenities. The site design and exterior aesthetics alienated the building from the surrounding neighborhood.
Room Breakdown: Of the 110 new units, 70 are Skilled Nursing, and 40 beds are Memory Care with a mix of 36 private and 2 semi-private units designed for couples. Of the Skill Nursing Beds, 10 are High Acuity with Med gas and 2 of those are Infection Control rooms.
Private Accommodations: All but the couples’ units are private and all Skilled Nursing beds have individual bathrooms. While this increases area per unit and cost per unit, we felt it was important to provide a higher level of care by improving each resident’s privacy and control of their environment with personalized sound, temperature and lighting controls.
The temperate California climate also encourages an indoor/outdoor lifestyle, inspiring our members to enjoy
outdoor dining and lounging next to the fireplace in our courtyard.

Outdoor Integration: Previously the building was set back behind an immense parking lot and the common spaces were cut off from natural light by the layout of the building. We moved the parking to another part of the site to allow the building to move closer to the street and converted this area to lush landscaping with existing trees and walking paths for residents and staff. Inside all units and amenities face a courtyard or landscaped areas outside the building.
Neighborhood Integration: Designed to blend with the surrounding community using a residential scale and aesthetic.
Staffing efficiency and care: With the expanded footprint we made several strategic decisions to improve staff efficiency. Admin areas were located centrally between the two new wings, the old wings and core functions like the rehab gym and staff lounge were located here as well. Parking was also relocated to make it easier for staff in the existing wing.
