With the advent of the 100-year human lifespan era, senior lifestyles are shifting from “supported living” to “independent living.” With three out of four seniors in Japan already living independently, there is a demand for diverse, high-quality housing options. Park WellState Nishiazabu responds to this need as a new model for urban senior living, offering residents both culture and security in the heart of Tokyo.

Park WellState Nishiazabu includes 339 independent living units, 60 care units, and an on-site clinic and insurance office, allowing residents to remain safely at home as their needs evolve over time. The community features a comprehensive system of on-site medical, nursing, and caregiving services, offering 24/7 support. Advanced technology, including NEC’s facial recognition system, enhances safety and convenience by assisting with medical identification, emergency monitoring, streamlined payment procedures, and allows residents to come and go without keys.

The drop-off area is enhanced by wood, stone, and water, offering a serene and sophisticated arrival. Here, residents experience seamless arrival framed by comfort, elegance, and natural greenery. Inside, a refined lounge offers luxurious comfort, garden views, and a welcoming space for residents and guests to connect. The Tea Pavilion invites relaxation with soothing views of water and greenery, while offering continental breakfast and cafe service. In the Garden Lounge, residents relax while enjoying seamless connections to verdant garden landscapes. The design integrates greenery and soothing water, allowing a constant connection to nature.

Dining is a signature feature, occupying the top two floors (35th and 36th) and capturing stunning city views. Operated by the Imperial Hotel, these spaces provide daily menus supervised by licensed nutritionists. Sky Dining combines gourmet meals with a variety of seating options to suit every mood and gathering. Bright, comfortable dining spaces create the perfect atmosphere for conversation. Intimate dining is shaped by banquette seating and thoughtful partitions. A collection of private dining rooms offers an intimate setting for special gatherings. Bright and vibrant casual dining spaces offer residents variety and flexibility.

Amenities are designed to promote health and social connection. The ninth floor serves as a dedicated Wellness Floor, developed in partnership with Wellness Development Co., and includes a heated pool, steam room, sauna, and fitness gym. Additional amenities include a yoga terrace, theater with karaoke, mahjong room, multipurpose lounges, and a pet washing station.

Resident rooms at the higher levels capture stunning city views of the Tokyo skyline. Light-filled interiors and panoramic views provide a spacious, comfortable place to live. Each room features soft textures and calming colors designed for comfort and rest. Spacious, modern bathrooms feature walk-in showers for safe and easy access.
