Completed in 2022, Residences on the Lane (ROTL) is an 8-story high-rise apartment community located in desirable downtown Rockville, Maryland offering affordable one- and two-bedroom units restricted to individuals aged 62 and over. ROTL contains 150 rent- and income-restricted apartments: 23 units serving households with incomes at or below 80% of the Washington, DC-MD-VA Statistical Area Median Income (“AMI”), 88 units serving households with incomes at or below 60% AMI, 24 units serving households with incomes at or below 40% AMI, and 15 market rate units. Project amenities include a Fitness Center, Yoga Room, 24-Hour Package Service, Vending Room offering fresh food options, Maker Room / Craft / Creativity Space, Lounge Area with Wi-Fi, Cyber Cafe, Club Room, free internet service, and an indoor parking garage.
The design concept was to provide residents with a beautiful, safe, low-maintenance, functional home; a residence promoting engagement, wellness, and a sense of place on a restricted budget. Residents can help themselves to coffee, tea, and more at the self-serve coffee bar in the Cyber Café. Beyond the sliding glass door is the leasing office waiting room which does double duty, shared with residents when a conference area is needed. Biophilic elements, senior-friendly seating, eye-catching lighting and connection to the streetscape enhance residents’ lives in the bright, airy lobby. Millwork is used to enhance the design.
Low-flow plumbing fixtures, LED lighting, and sustainable materials are featured throughout the community as well as emergency safety pull cords. Units contradict the “affordable” moniker, as they feature expansive nine-foot ceilings and oversized windows, white quartz countertops, subway tile backsplash, pendant and track lighting, stainless-steel appliances, central air and heat and kitchen islands.
Along with accessible apartment homes, amenities also include a state-of-the-art fitness center, wellness center & yoga room, a resident lounge, club room with catering kitchen, media screens, shuffleboard, and dining areas. Unmatched in its breadth of offerings, the town center is the community’s outdoor amenity offering.
