RENOVATION / REPOSITIONING (BUILDING) NOMINEE

The Kingsway

The Kingsway is nestled in the prominent Etobicoke subdivision, also known as the Kingsway. In 1912 a lawyer by the name of Robert Home Smith had a vision to create a community that was “a bit of England, far from England”. The Kingsway project integrates the character, nature and rich history of the suburban community, maintaining residents’ connection to their past while living in a modern and highly supportive environment.

The Kingsway’s interior renovation delivers a bespoke retirement living experience shaped by residents’ needs. Prioritizing early and rigorous engagement with current and future residents, staff and the community ensured the vision for The Kingsway resulted in a bespoke community tailored to their desires and expectations.

Reception Before | After

The building’s design replicates a home-like atmosphere for residents, fostering close connections to family in a comfortable and familiar-feeling environment. Considering the traditional Heritage architecture in the neighborhood adds another layer of charm for this tranquil and picturesque setting, surrounded by an abundance of parks, trails, and forest.

The temperate California climate also encourages an indoor/outdoor lifestyle, inspiring our members to enjoy
outdoor dining and lounging next to the fireplace in our courtyard.

Lounge Before | After

Originally built as an independent living community in the late ‘90s, the property had changed ownership multiple times prior to acquisition. The latest renovations as part of its redevelopment reflect a commitment to revitalizing the building while addressing structural and fire protection issues left by previous DIY repairs. The removal of a fire separation wall, which required special permission from the city, allowed the creation of a more compelling layout. Demolition revealed that insulation and fire separations were half of what they should be, and were also upgraded, further demonstrated the owner’s commitment to enhanced safety and wellness.

Designed to offer each member an elevated and engaged life, including the Elegant Palmer Library and Lobby.

Dining Before | After

The renovation has delivered an impressive and successful outcome, considering its modest budget.
