ASSISTED LIVING

The Watermark at Marco Island

With over 35 years of timeless, forward-thinking design, Chancey Architecture and Interior Design continues to set the standard for senior living across the Southeast. With nearly a dozen assisted living, independent living, and memory care communities in its portfolio, Chancey has become known for creating resort-style residences that seamlessly combine comfort, elegance, and thoughtful functionality. Their latest project on Marco Island is no exception and represents a major milestone as the first-ever assisted living and memory care community on the island.

More than a building, this project is a fully integrated part of the local community. Chancey partnered with the City of Marco Island to develop a public park next door, fostering intergenerational connection and outdoor engagement. Additionally, the adjacent urgent care facility enhances health support for residents, bringing convenience and peace of mind to families. These partnerships are a model of how thoughtful planning can expand care access while enhancing neighborhood vitality.

The building’s location, along one of Marco Island’s picturesque canals, inspired much of the architectural language and layout. Outdoor living was a priority, with patios and terraces oriented toward the water to take advantage of the natural beauty and sea breezes. Inside, the design draws heavily on its coastal surroundings and cultural heritage. A palette of deep ocean blues, sandy neutrals, and driftwood tones runs throughout, evoking the nearby Gulf of Mexico. One of the standout spaces is The Burrow, where subtle nods to the Calusa Indians (early inhabitants of Southwest Florida) are incorporated, including a sculptural canoe element that anchors the room and tells a story of the region’s past.

This community isn’t just about care, it’s about lifestyle. Designed to meet the high expectations of Marco Island’s residents, it offers an elevated living experience not typically found in senior housing. Upscale amenities include a professionally designed dining program that may qualify for Michelin recognition, offering residents the kind of culinary excellence they would expect from top-tier resorts. Every detail, from materials to finishes to furnishings, was selected to align with the lifestyle residents are accustomed to—creating a sense of home without compromise.

What makes this project stand out in the assisted living category is its innovation on multiple fronts: it’s the first of its kind on Marco Island, designed specifically to allow residents to age in place while remaining close to family and familiar surroundings. It reflects a deep understanding of both the regional culture and the evolving expectations of today’s seniors, combining hospitality-level design with purpose-driven care environments.
