Zhongda International 99

International 99 sets a new standard for multi-generational living, seamlessly blending senior living with vibrant, community-driven design in a way that fosters connection, wellness, and independence for all ages. The project meets the challenging task of integrating over 700 housing units on a sloping site, responding to both environmental and regulatory constraints with innovation and creativity. BAMO’s interior design plays a pivotal role in transforming the development into a welcoming, functional, and inspiring community for residents.

A “green valley” concept is central to the project’s success.  BAMO developed a sunken, landscaped concourse that brings natural light and fresh air to amenity spaces that had to be located below ground level. This unique central feature turns what could have been an underutilized space into the heart of the community, where social interaction, active pursuits, fitness and recreation thrive. The flow of the space reinterprets traditional Chinese axial layouts into a more casual, intuitive form, which makes wayfinding effortless and fosters a sense of harmony with nature. The concourse is lined with dining venues, a spa and fitness spaces, learning and crafts facilities and indoor/outdoor communal spaces,  offering a rich, dynamic environment for residents and visitors alike.

BAMO’s interior design solutions prioritize the needs of aging residents while creating an inviting atmosphere for younger generations. Units and common areas adhere to universal design principles, ensuring that spaces are fully accessible and barrier-free. From wheelchair-friendly layouts and adaptable furniture to careful consideration of door handles, grab bars, and bathroom clearances, every detail is designed to support both present and future needs. Lighting and color schemes were carefully selected to suit aging eyes, with a focus on controlling glare, maximizing natural light, and creating a visually soothing environment.

The community offers a wealth of amenities that promote physical, intellectual, and emotional well-being. These include state-of-the-art fitness and sports centers, yoga and dance studios, arts and crafts rooms, a cinema, music rooms and themed entertainment spaces. Outdoor gardens and walking paths further enhance the sense of well-being by connecting residents to nature. The variety of spaces not only meets the needs of independent seniors but also attracts families and younger professionals, making International 99 a true multi-generational community.

Sustainability is another key component of the project’s design. Locally sourced materials and energy-efficient systems were implemented throughout the development. The project also includes electric-powered shuttle buses, which connect residents to nearby services and public transportation, promoting mobility and extending their ability to age in place.
