Broadview Senior Living

Broadview at Purchase College is a newly completed retirement community set on a scenic 40-acre site within the Purchase College campus in Purchase, New York. Sponsored by the not-for-profit corporation Purchase Senior Learning Community Inc. (PSLC), Broadview represents a collaborative effort by college leaders, local business figures, and community leaders to create a unique living environment. Recognizing an opportunity to enhance intergenerational learning, while generating an additional source of funds for the college, The State University of New York allocated 40 acres of its 500-acre campus via a long-term ground lease. All proceeds from the lease go to the college for student scholarships and faculty support. Broadview was financed with tax-exempt bonds issued through the Westchester County Development Corporation. With guidance from its developer, LCSD/SCD Partners (a venture between senior living experts LCS Development and Senior Care Development), and collaboration with HCM Architects and Merlino Design Partnership (MDP), the Broadview vision was realized.

As a Life Plan community, Broadview offers a range of living options to meet diverse needs, including 174 independent living apartments, 46 single and duplex villas, 36 assisted-living residences, and 32 memory care suites. Of the independent living apartments, 44 are set aside for lower-income seniors, highlighting Broadview’s commitment to inclusivity. The community was built to LEED Silver standards, emphasizing its dedication to sustainability and environmental responsibility.

Residents began moving into Broadview in December 2023, starting with the completion of the first independent living building. By March 2024, all independent living residences were ready for occupancy. The community has seen a remarkable rate of move-ins, achieving 90% occupancy within eight months and retiring all short-term debt 15 months ahead of schedule. The positive reception to this elegantly designed community, which integrates seamlessly with the university setting, has been overwhelmingly favorable, even amid the challenges of COVID-19.

Central to Broadview’s appeal is its emphasis on “Lifelong Learning,” deeply rooted in its connection with Purchase College. This is exemplified by the Learning Commons, a hub for educational and cultural activities. The 10,000-square-foot Learning Commons features a state-of-the-art multi-purpose room, art studios, and spaces where residents and college members engage in a variety of programs, including guest lectures and interactive workshops. This vibrant exchange fosters a sense of purpose and aligns with Broadview’s philosophy of continuous intellectual and personal growth.

The two-story, 50,000-square-foot Commons building enhances resident amenities. The first floor includes a lobby and reception area, a coffee shop and market, a library, a timber-structured indoor pool, a fitness room, a salon and spa, resident gathering rooms, a wood shop, and administrative offices. The second-floor features main dining venues, an exhibition kitchen, a private dining room, an eat-in bar, and a theater. Outdoor amenities include a 10-acre park with walking trails, an enclosed dog park, and a resident garden. Additionally, residents have access to the expansive Purchase College campus.
