The Monarch at Cedar Park, which opened in 2018, presented an excellent opportunity to establish a community that meets today’s market demands. The original North Austin community was designed as a stand-alone 60-unit Memory Care community. However, the occupancy rate never exceeded 68% due to the presence of two other stand-alone memory care communities in the same market. The market demographics are excellent for senior living including an affluent adult daughter demographic, located in a growing medical corridor, and a substantial population. Unfortunately, the oversupply of memory care in the area hindered potential growth.
Our research identified a gap in the market for a high-acuity assisted living product. To effectively position the community for today’s needs, we kept 27 memory care units and converted three units into resident amenity spaces. The remaining 30 units were transformed into high acuity assisted living suites. The entire community was renovated with new FF&E and reprogramming of the amenity spaces to offer a boutique experience for both memory care and assisted living.

The objective for redesigning Cedar Park was clear from the start: to modernize the style and brighten the spaces while working within a limited budget.
The temperate California climate also encourages an indoor/outdoor lifestyle, inspiring our members to enjoy
outdoor dining and lounging next to the fireplace in our courtyard.

Inside, the new flexible amenity spaces feature flip-top tables on casters, allowing staff to rearrange them for various activities easily. All materials are easily cleanable and designed to withstand constant use in fully occupied memory care.

The interior of the assisted living area is bright and inviting, featuring approachable blue accents, vanilla-colored walls, gray flooring, and carpet accents. We opened the secured entry to create sightlines into the main amenity spaces as visitors enter, enhancing the perception of spaciousness.
